Commissioning

In Plain English

A testing and verification process to confirm all building systems work correctly before the owner moves in.

Definition

Commissioning is a systematic quality assurance process that verifies all building systems (mechanical, electrical, plumbing, controls, life safety) are designed, installed, tested, and calibrated to operate as the owner intended. Fundamental commissioning is required by energy codes such as ASHRAE 90.1 and LEED. A commissioning authority (CxA) oversees the process from design through occupancy.

Example

The commissioning agent witnessed functional testing of all 28 air handling units and the building automation system before issuing the commissioning report.
