Pile

In Plain English

A long structural post driven or cast into the ground to carry building loads down to strong soil or rock.

Definition

A slender, elongated deep foundation element driven or cast into the ground to transfer structural loads to deeper, more capable soil or rock strata. Piles may be made of steel, concrete, or timber and may be driven by impact, vibration, or drilling. They resist loads through end bearing on hard strata, skin friction along their length, or a combination of both.

Why It Matters in Bidding

Pile work is typically a specialty subcontractor scope, so GCs must scrutinize sub quotes for inclusions like mobilization, pile cutoff, dynamic testing, and disposal of spoils. Because pile counts and lengths come straight from the structural drawings and geotech report, any addendum revising the pile schedule directly changes quantities and demands a re-priced bid before award.

Example

A GC compares two pile sub bids and notices one excludes pile cap excavation and load testing, so the estimator levels the quotes by adding those scope items before carrying the lower number.

Frequently Asked Questions

Driven piles are usually priced per linear foot of pile furnished and installed, plus lump-sum mobilization, equipment setup, and testing. Estimators verify the pile schedule for type, size, and estimated lengths, then add allowances for splices, cutoffs, and indicator piles required to confirm capacity before production driving begins.
Confirm mobilization, the assumed pile lengths versus estimated tip elevations, load and dynamic testing, splices, cutoff and disposal, and obstruction handling. Quotes often exclude pile caps, dewatering, and survey layout. Leveling these exclusions across competing subs prevents carrying an apples-to-oranges number that erodes margin after award.
Pay quantities depend on actual driven depth to capacity, which the geotech only estimates. If piles drive deeper than assumed, footage costs rise; if they meet refusal early, you may owe for unused mobilized lengths. Unit-price contracts with estimated quantities shift this length uncertainty back to the owner.
