Definition

A lien release is a recorded document that formally discharges or removes a mechanic's lien from the property records once the underlying debt has been paid or resolved. After signing a lien waiver and receiving payment, the party who filed the lien must record a release with the county recorder's office to clear the cloud on title. Failure to timely release a lien after payment can expose the lien claimant to liability for damages.

Example

After receiving full payment, the electrical subcontractor records a lien release with the county recorder within 10 days, clearing the owner's title for refinancing.
