A small unit in each room or zone that conditions air locally by blowing it across hot or cold water coils.
A self-contained heating and cooling terminal unit consisting of a fan, heating and/or cooling coil, and filter, used to condition a single zone or room. Fan coil units are connected to the building's hydronic piping for hot water and chilled water and are available as horizontal ceiling-mounted, vertical floor-standing, or console types. They allow individual zone control and are common in hotels, offices, and apartment buildings.
Fan coil units are typically high-count, repetitive items in hotels, multifamily, and offices, so a small per-unit pricing error multiplies fast across hundreds of rooms. Estimators must coordinate the FCU takeoff with hydronic piping, condensate, controls, electrical, and access for filter service, because the connections and trim often cost more than the units and drive the mechanical bid total.
On a 200-room hotel, the mechanical estimator counts the ceiling-mounted fan coil units per floor and prices the matching hot- and chilled-water branch piping, condensate drains, thermostats, and electrical drops so the repeated unit assembly is fully captured.
