Drawings

In Plain English

The visual plans and diagrams that show contractors what to build and where.

Definition

Drawings are the graphic documents that visually represent the design of a construction project, including architectural, structural, mechanical, electrical, and civil plans. Together with specifications, drawings define the complete scope and requirements of the work. Drawings are part of the contract documents and must be read in conjunction with the specifications.

Why It Matters in Bidding

Drawings are the primary basis for quantity takeoffs, so the accuracy of any bid depends on correctly reading the architectural, structural, mechanical, electrical, and civil sheets and reconciling them with the specifications. Missed details, conflicting dimensions, or scope buried across disciplines are leading causes of bid errors and change orders. Because drawings are contract documents, what is shown defines the contractor's obligations once the contract is signed.

Example

While preparing the bid, the estimator cross-checked the structural drawings against the architectural sheets and caught a conflict in the footing dimensions, prompting a request for information before submitting the price.

Frequently Asked Questions

Estimators perform quantity takeoffs by measuring areas, lengths, and counts directly from the drawings, then apply unit costs to build the bid. They cross-reference architectural, structural, and MEP sheets against the specifications to capture full scope. Modern takeoff is often done on digital plan sets, but the drawings remain the authoritative quantity source.
Conflicts between drawings and specifications are common and are usually resolved by an order of precedence stated in the contract documents, or by the architect through a request for information. Bidders who spot a conflict before submitting should issue an RFI rather than guess, because pricing the wrong interpretation can lead to disputes or change orders later.
Contract drawings are the designer's plans defining what to build and are part of the bid documents. Shop drawings are detailed fabrication and installation drawings produced by contractors, subcontractors, or suppliers after award, showing how specific components will actually be made and assembled. Shop drawings must conform to the contract drawings and are submitted for review.
